Seller Facilitation Services
- Review the Offer and prepare all California Association of Realtor forms to either accept or counter the Offer
- Provide all required Seller disclosure forms to Seller, including Seller Transfer Disclosure Statements and Supplement, Seller Property Questionnaire, Natural Hazard Disclosures, lead paint disclosures, smoke detector and hot water heater bracing disclosures, and any other disclosures required
- Provide legal guidance to Seller to complete the disclosures as required by law
- Direct escrow to order the Natural Hazard Disclosure Report and home warranty if provided by seller (cost for home warranty and Natural Hazard Disclosure Report is not included in the Fee)
- Review of the preliminary title report to ascertain additional seller disclosure issues and advise on any potential issues
- Set dates for performance of seller and buyer obligations and for release of those obligations
- Coordination with escrow and review of closing statement
FEE: $5,000.00
Buyer Facilitation Services
- Prepare Offer and any required Addendum(s) on California Association of Realtor forms
- Review with Buyer all required Seller disclosures including Seller Transfer Disclosure Statements and Supplement, Seller Property Questionnaire, Natural Hazard Disclosures, lead paint disclosures, smoke detector and hot water heater bracing disclosures, and any other disclosures required
- Provide legal guidance to Buyer throughout the transaction
- Open Escrow and Order Preliminary Title Report
- Review of the Preliminary Title Report and consultation with Buyer about the report and aspects of title insurance
- Setting dates for performance of seller and buyer obligations and for release of those obligations.
- Coordination with escrow and review of closing statement
